Mark ToddCo Founder

Mark, co-founder of Ockham Residential is a property developer whose passion for Auckland has earned him an industry-leading reputation for urban regeneration with his company’s innovative city fringe character flats and apartments.

It was the disillusionment of many Kiwis during the early Millennium years that saw trust in property developers and housing schemes hit an all time low. This, combined with Mark’s realisation that traditional infill townhouse models and low quality apartment buildings were wasteful and largely irrelevant to the needs of Aucklanders, was the catalyst for Mark. He realised that Auckland desperately needed market leading medium and high density developments, to rebuild the public trust in the values of urban intensification and regeneration.

In 2009, together with the financial backing from his childhood friend Benjamin Preston, the property development company Ockham Residential was formed.

Ockham Residential is an urban regenerator that aims to produce Auckland’s most outstanding residential buildings. With a passion for, and total commitment to, quality urban design, architecture and materials, Ockham Residential aims to ensure that all of its projects improve the local environment, age gracefully and are admired by the communities that host them.

This forward-thinking, socially responsible Kiwi company is named after Ockham’s Razor (a principle devised by mediaeval monk William of Ockham) that suggests the simplest answer is most likely to be correct. With a focus on long-term outcomes rather than the short-term bottom line, Ockham Residential sees housing as infrastructure with the ambition to make Auckland’s urban streetscapes as beautiful as its world-class natural environment.

Ockham Residential has completed over $140m of residential developments, and $178M is in construction or at planning stage at present. Ockham is a signatory of the New Zealand Urban Design Protocol, which shows that the company is “committing to creating quality urban design to make a difference in urban areas”.

From the outset, co-founder Mark Todd’s ambition for the company was wider than profitability. Community spirited Mark along with co-founder Benjamin Preston, set up the Ockham Foundation alongside the company in 2009. The Ockham Foundation is a registered charity dedicated to to encouraging critical thought, independent thinking and the fostering of a sense of social justice amongst students of all ages through educational initiatives. To date the Ockham Foundation has provided over $500,000 in scholarships and grants supporting local community projects, including:
Providing First Foundation scholarships to science students attending Auckland University
Funded an outdoor classroom and nature trail at the Grey Lynn Primary School
supporting Nga Rangatahi Toa Trust, a transformational project changing the lives of rangatahi (youth) excluded from mainstream
education and of course, sponsoring the Ockham NZ Book Awards

Mark thinks outside the square, developing creative responses to the very real problems in our current property market.  It is this innovative and forward-thinking approach that has resulted in significant opportunities being achieved for the company in such a short timeframe.

Helen O’Sullivan – Chief Executive Officer

Helen, Chief Executive Officer Ockham Residential has an impressive background in leadership, finance, business consultancy and project management where for over two decades she has made her mark and has an outstanding reputation in the property and financial sectors.

Helen joined Ockham Residential as Chief Executive Officer in February 2015. Prior to this Helen spent four and a half years as CEO of the Real Estate Institute of New Zealand. During which time the organization completed a difficult transition from statutory regulator with compulsory membership, to a commercially based, membership focused organization delivering essential services and respected thought leadership to the profession.

Helen’s career has also included being Operations Manager for Crocker’s Property Group, one of New Zealand’s largest property management organisations, and Associate Director at Korda Mentha, one of Australasia’s most respected business consultancies. Helen is also a member of the Chartered Accountants of Australia & New Zealand and a Member of the Institute of Directors.
